Terms and Conditions Of Our Business

Sixmile Exterior Cleaning – Terms & Conditions

Welcome to Sixmile Exterior Cleaning. By requesting a quotation, booking our services, or allowing us to carry out work on your property, you agree to these Terms & Conditions.

2. Quotations and Pricing

  • All quotations are provided using the information available at the time of assessment.
  • Prices discussed by telephone are estimates only and are not binding quotations.
  • Wherever reasonably possible, quotations will be based on a site visit, customer-supplied photographs, or another suitable assessment method.
  • Prices may vary depending on factors including, but not limited to: 
    • Property size
    • Surface condition
    • Accessibility
    • Safety requirements
    • Degree of contamination
    • Time required to complete the work
  • If additional work or unforeseen conditions are identified before or during the service, any revised pricing will be discussed with the customer before proceeding wherever reasonably practicable.


3. Bookings and Appointments

  • All bookings are subject to availability.
  • We reserve the right to postpone or reschedule appointments where necessary due to adverse weather, unsafe working conditions, equipment failure, illness, or circumstances beyond our reasonable control.
  • We will make every reasonable effort to arrange a new appointment as soon as practicable.


4. Customer Responsibilities

The customer is responsible for:

  • Providing safe and unobstructed access to all areas requiring cleaning.
  • Removing vehicles, garden furniture, ornaments, planters, and other belongings from the work area where appropriate.
  • Securing pets and ensuring children remain clear of the working area.
  • Informing us before work begins of any known defects, fragile surfaces, loose materials, underground services, leaks, or previous repairs.
  • Providing access to a suitable water supply and, where required, electricity unless otherwise agreed.
  • Providing a suitable area on the property for the disposal of moss, sludge, dirt, leaves, debris, and other waste generated during cleaning unless waste removal has been specifically included within the quotation.

5. Risk Assessment and Property Protection

Before and during every job we carry out an assessment of the surfaces to be cleaned and surrounding areas.

Where we reasonably believe that cleaning presents an unacceptable risk of damage, we reserve the right to:

  • reduce cleaning pressure;
  • change the cleaning method;
  • avoid using chemicals;
  • leave certain areas untreated; or
  • refuse to clean particular surfaces altogether.

This includes, but is not limited to:

  • damaged, loose or deteriorating mortar or pointing;
  • unstable brickwork;
  • loose paving;
  • rendered or pebbledash surfaces;
  • defective seals;
  • areas where water ingress may occur around doors, windows or vents;
  • fragile roof components;
  • damaged gutters;
  • painted or previously coated surfaces; and
  • any surface we reasonably believe could be damaged by cleaning.

These decisions are made solely to minimise the risk of damage to the property.


6. Mortar, Pointing and Existing Defects

We take reasonable care when cleaning around brickwork, paving, walls and similar structures.

However, we will not intentionally direct high-pressure water at close range onto aged, weathered, cracked, loose or deteriorating mortar or pointing.

We accept no responsibility for deterioration, movement, cracking or failure of mortar, pointing, render, brickwork or similar materials where such defects existed prior to cleaning or were not reasonably apparent before work commenced.

Cleaning may reveal defects that were previously hidden by dirt, moss, algae or staining.


7. Cleaning Results

We will carry out all work using reasonable care and skill and aim to achieve the best results reasonably possible.

However, no exterior cleaning service can guarantee complete removal of every stain or contamination.

Results depend on factors including:

  • surface age;
  • material type;
  • weathering;
  • previous treatments;
  • porosity;
  • oxidation;
  • permanent staining; and
  • the severity of biological growth.

Cleaning may not completely remove:

  • black spots;
  • lichen;
  • algae;
  • moss staining;
  • mould;
  • mildew;
  • rust staining;
  • oil staining;
  • tannin staining; or
  • other deeply embedded contaminants.

The appearance of surfaces following cleaning may vary and may reveal repairs, colour differences, wear or previous damage that were concealed beforehand.


8. Chemical-Free Cleaning

Where the customer requests, or we agree to carry out, a chemical-free cleaning service, the cleaning process is intended primarily to remove surface dirt and loose contamination.

Without the use of suitable treatment chemicals, biological growth and deeply embedded staining may remain.

Any remaining staining or future biological regrowth following a chemical-free clean shall not constitute defective workmanship and shall not entitle the customer to a refund, discount or complimentary re-clean.



9. Surface Run-Off and Environmental Factors

Once cleaning has been completed, Sixmile Exterior Cleaning accepts no responsibility for subsequent contamination caused by circumstances outside our control.

This includes, but is not limited to:

  • rainfall;
  • muddy water;
  • soil or flower beds;
  • mulch;
  • bark;
  • leaves;
  • landscaping;
  • neighbouring properties;
  • blocked drainage;
  • overflowing gutters;
  • natural weathering;
  • environmental pollution; or
  • natural run-off.

Any subsequent re-soiling, staining or discolouration shall not constitute a failure of the service provided.


10. Payment

Unless otherwise agreed in writing:

  • Payment is due immediately upon completion of the work.
  • Invoices must be paid in accordance with the payment terms shown on the invoice.
  • For quotations valued at £500 or more, a 20% non-refundable booking deposit is required to secure the booking.
  • Bookings may be cancelled if the required deposit has not been received.
  • We reserve the right to charge statutory interest and recover reasonable costs on overdue accounts where permitted by law.

11. Cancellations

Customers should provide as much notice as reasonably possible if they need to cancel or rearrange an appointment.

We reserve the right to:

  • recover reasonable costs arising from repeated late cancellations or missed appointments; and
  • refuse future bookings where repeated cancellations result in unnecessary expense.

12. Liability

We will exercise reasonable care and skill when carrying out our services.

However, we shall not be liable for damage arising from:

  • pre-existing defects;
  • poor maintenance;
  • defective construction or installation;
  • loose or deteriorated materials;
  • hidden structural weaknesses;
  • existing leaks;
  • defective seals;
  • deterioration that could not reasonably have been identified before work commenced; or
  • decisions taken to minimise the risk of property damage.

Following completion of the agreed work, cleaned surfaces shall be deemed accepted by the customer unless concerns are raised within a reasonable period.

We shall not be responsible for delays or failure to perform caused by events beyond our reasonable control, including adverse weather.

Nothing within these Terms excludes or limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any liability that cannot legally be excluded.


13. Website Use

Information provided on our website is intended for general guidance only.

We reserve the right to amend, update or remove website content without prior notice.


14. Privacy

We process personal information in accordance with applicable UK data protection legislation.

Customer information is used solely for purposes connected with providing our services, communicating with customers, complying with legal obligations, and operating our business.


15. Changes to These Terms

We may amend these Terms & Conditions from time to time.

The latest version published on our website or otherwise made available to customers shall apply to all new bookings.
